Application of PRO Tek Concrete waterproofing system at multi level parking garage, downtown Calgary.
Objective
The City of Calgary faced a critical issue in their relatively new downtown parkade. Despite being only 4–5 years old, the structure had already developed widespread cracks that allowed water to seep into the office space below. The moisture infiltration posed a risk to the building’s integrity and tenant satisfaction, necessitating an urgent and effective solution.

Waterproofing test area completed by EverTek in a downtown Calgary parking garage.
Process
Surface Inspection: Cracks and water flow paths were identified in the selected test area.
Greasy Clean: Used Greasy Clean as a surface degreaser.
PRO Tek Concrete Application: PRO Tek Concrete was sprayed onto the test area using backpack sprayers. The product penetrated the concrete matrix to seal micro-cracks and fortify the substrate from the inside out.
Observation Period: The treated section was monitored over the following days to assess moisture levels and water activity.
Solution
PRO Tek Concrete was selected due to its ability to penetrate and fortify existing concrete while providing powerful waterproofing benefits. The product’s deep-penetrating modified sodium silicate formula, chemically bonds with the concrete, effectively sealing micro-cracks and stopping active leaks. Its success in this test installation reinforced EverTek’s confidence in the product for future applications throughout the rest of the parkade.

Outcome
The application of PRO Tek Concrete to the designated test area yielded excellent results. Water that had previously been leaking into the office space below was completely stopped. The success of this small-scale trial confirmed the product’s effectiveness addressing moisture intrusion. The City of Calgary expressed strong interest in moving forward with a larger-scale application during the upcoming summer.
Challenges and Considerations
Premature Concrete Degradation: Despite the structure’s young age, the concrete showed unexpected cracking and water infiltration, raising concerns about construction quality and long-term durability.
Active Leakage: Water was actively leaking into the space below, requiring a product that could be applied to existing concrete under real-world conditions without interrupting use of the facility.
